CDC Housing - where we are literally building futures on a solid foundation...

Developing a community starts with developing people, but we cannot neglect their physical needs, most importantly, the need for quality affordable housing. Central Detroit Christian CDC is dedicated to meeting the housing needs of low- to moderate-income families and individuals by providing home repair assistance, rehabilitating vacant and abandoned homes and/or multi-family units, and developing new homes.

Our immediate CHDO (Community Housing Development Organization) area, a 3x6 block area as designated by the federal government, has over 200 vacant lots; with 68.7% of residents in our CHDO area being renters we are attempting to become more aggressive to stop blight and provide home ownership opportunities through developing new infill housing. Central Detroit Christian CDC is working in collaboration with Vanguard CDC and New Center Council to be strategic and effective in both planning and implementation.

 

Minor Home Repair and Rehabilitation

CDC provides minor home repair to members of the community through People Movers, a mix of suburban and urban volunteers committed to each other and to advancing justice by lending their time and talents to help empower families to take care of their homes. People Movers teams meet on various Saturdays of the month, and becoming a People Mover is almost as simple as showing up and volunteering. We assist with approximately 6-8 homes per year.

Presently CDC has rehabbed 15 homes (5 in the last year alone), many of which we have sold to first-time home buyers.  In addition, we have rehabbed an apartment building host to low-income tenants.  We have seen a dramatic impact as the face of our neighborhood has changed. We utilize volunteer groups to help with the rehab process and we are therefore able to defray some costs. Those savings are passed on to the homeowner. Typically volunteers give about 7500 hours per year to assist in our housing initiatives.

New Builds

CDC has collaborated with the city of Detroit and LISC, a regional planner, to build brand new affordable housing from the ground up, in a project we have called Piety Hill. 

One of the greatest successes of the last year was the completion of five of these homes.  Families have moved in, and they are forming a burgeoning community on Pingree St.  Three more are near completion, and plans are yet underway for another major project!  

 

 

Regional Planning

Recently CDC has joined with other community development groups including Vanguard CDC, New Center Council, and others to take part in a strategic investment area (SIA) project under the leadership of LISC that will result in the construction of several hundred units of housing along the Woodward corridor.
