In 2010, houses were not appraising high enough to borrow money for a construction loan. They still aren’t, so when life gives you lemons, we make lemonade. Our church partner, Ward Presbyterian helped us develop our present model for doing housing renovations–encourage church sponsorship of a home for the cost of materials. The church and prospective homeowner share in the labor to renovate the house. Then upon completion for a modest land contract payment, the family has immediate equity / family wealth. We tried this out on a house on Edison Street in the Boston-Edison Historic District with Ward Church and the Morrell family. It was a great success and the end result was that Wiley, Jackie and their four children got to move into a renovated home put together with skill and a lot of love. This is the blending of personal ministry and community development when we renovate a home. We didn’t give someone a handout; instead worked alongside each other with the final outcome of the family experiencing ownership which is powerful. The family is doing well in their new home and we now have a new neighbor in our community. A vacant old house is now a vibrant home.
